Making Your House Buyer Friendly - 10 Seller's Best Friends

Aug 30, 2013 19:40

Preparing your home for the open house might be quite a challenge but still can be managed with some planning. What is even more challenging in my opinion is keeping your house buyer friendly, when often all you have is 1-2 hours notice before for the showings. No doubt, new or fully renovated house will look great with minimum preparation, especially when it was professionally staged. Don't take me wrong I still strongly recommend staging, however sometimes this is not an option. How do make your home look more presentable cheaply and with minimum effort? 10 Seller's best friends can help, they work magic - your personal cleaning fairy has arrived!

1. Baking Soda. Cleaning abilities of baking soda is hard to overestimate. It will clean most stubborn stains in a kitchen or bathroom. Open jar of baking soda left in the fridge will eliminate unpleasant smells. As my experience shows nothing cleans stainless steel appliances like baking soda.

2. Vinegar. Will also help to eliminate nasty smells in a fridge, microwave, oven. Mixed with water, vinegar will give a brilliant shine to ceramic tiles, windows and mirrors. Your electric kettle does not look its best? Boil water and vinegar mixture 50/50 - and it will sparkle again

3. Cinnamon - throw a spoonful of cinnamon in a pot of boiling water and let it simmer for 10-15 minutes - the aroma of fresh baking will fill the house

4. Mustard  - ground mustard seeds - will help to dissolve the most stubborn grease stains

5. Mint toothpaste - buy the cheapest one, poke some holes in a tube and throw it in a toilet tank - now every time you flash, water will dissolve some of the paste and bring it down. Minty smell - no hassle.

6. Lemon juice - will leave all your kitchen surfaces spotless and freshly smelling

7. Fresh fruit - have vases of assorted fresh fruit in the kitchen, on the dining table - in many cultures fresh fruit is a symbol of wealth.

8. Fresh bread - you have a bread maker? Whip up some fresh bread. Nothing makes home more attractive and desired like a smell of freshly baked bread.

9. Fresh flowers - potted or in vases, doesn't matter, they don't have to be expensive, just fresh. Have some in the bedroom, bathroom, living room, hallway.

10. Lights - turn them on. Even if you are leaving and showing won't start for another hour or so. Better have the lights on for a little longer then getting your potential home buyer frantically looking for a switch.

And one more thing - try to look at this as a funny game and do your best to enjoy the process! Shall you have any further questions - I will be right here, waiting for your call!
