the more it makes your brain hemorrhage.

ok. so, aside from other stuff, in need of advice:

my sister wants the house. i have no want of the house,  nor does my mom.
i would really like to think about this ten years from now when the cotton has fallen and the scar is set, but my family being what they are, we have to think about it now

Sell the house, give her her share of it towards the down payment on another house. Start fresh.

You have the right to never have to go into that place with its memories, good or bad, again.

I agree. When my friend's dad died, they sold that house and divided the money. It was much more comfortable for everyone that way.

Have her go to the bank and get set up with a vhda loan. They're fairly easy to get if its her first home buy, low income, rural area etc. Then she will be able to buy yours and your mom's shares. It does take a lot of time and effort on her part though. But sit on it so you and your mom can also be taken care of. If the three of you own it, one of you can force the other two to sell but it takes time and some crazy legal mumbo. The rent to own thing is good for the buyer/renter to make a down payment usually. If you were to do that I would get a lawyer to draw up a lease. Personally I would leave it be, fix it up, rent it out to someone else to pay bills taxes & make some profit, have them fix it more, and decide later what to do with it when its worth more and there are people buying or like you said feelings change. When you sell or rent you don't have to disclose what happened and if it costs you money then you can legally go after anyone who did disclose it.
