Advice on testing for air-quality issues?

Yesterday tinctoris, idlewild_, and I looked at a house that was our #1 on the candidate list. It was a pretty good fit for what we want and need except for the fact that the first floor gave idlewild_ an asthma attack.

Data: That floor is occupied by two cats and some of the rooms smelled strongly of cat/cat effluvia. idlewild_ isn't allergic to cats and has no problem being in my place, but then, I keep my place cleaner. There were carpets in some of the rooms that could come out.

I'm afraid that it's something more serious than the cats, such as mold. Any advice on what this could be, and ways to test for it that we could reasonably do without buying the place (i.e., no tearing apart the walls)? Or fix it if we do buy it?

Edit: This kit, while pricey, looks like our best bet.
