I got an email response from our seller's agent about my requests:
The seller of 333 Cafferty Hill already conceded almost $8,000 to your buyer on his sale price of $79,900 on a property he purchased 4 years ago at $75,000 (MLS public record). So he’s already taking a loss letting her have it for $72,000, which is a heck of a deal for a 1,200 square foot ranch on ¾ of an acre in TJ Watson school district. You know that as well as I do, and your buyer should consider herself lucky that she is able to purchase this property with little to no money down via USDA financing. Add the tax credit stimulus she’s getting as a first-time homebuyer, and she’s actually paying less than $65K. Will she have to invest money in the future to upgrade the place? Of course, but that’s a given in home-ownership.
The seller is willing to shock the well to remedy the drinking water, but nothing else. He’s not going to make the property like new for her, nor provide any monetary concessions at closing. We already have backup offers promised and I’m going to suggest to Rhonda to put this listing back onto the market when she returns because your buyer’s expectations are unrealistic in my opinion. So please let us know if she’s willing to proceed.

What I asked for was that the failing roof be fixed and properly ventilated so that it doesn't fail again in 3 years... that the safety hazard electrical sub panel be replaced, that the bare wire (possibly live) in the attic be checked out and that the crumbling pipes underneath the house (embedded in an unheard of in this area slab) be addressed.
I did not ask for like new... if that had been the case I'd have requested the stapled siding be fixed, the tub (which was installed backward) be changed, the dropped cieling tiles be fixed, the outlets that don't work be functional, the floor which I kid you not is three different surfaces in one room be replaced and the princess pink and baby blue walls be painted.
Furthermore, my financing and or tax credit is none of his business as long as the check clears. Anyone have any idea how I can make this guys ridiculousness public and make sure they don't sucker any other poor schmuck into accepting their description of "well maintained....move in condition"?
