I have technically used the property for lessons at this point. Roxanne has been trading between riding and driving Gypsy and has graduated from our small arena, but we're not quite ready to roam around our not-so-quiet "country" roads so we've driven down to the property and used it.
The weeds and wild grass have really sprung up with all of the rain so it is a little harder to judge good tracks, but it is mich nicer than going ten to twenty strides and having to turn again!
Since it is finally cooling down I think I can start wandering over and doing some trash pick up. Once it is fenced and the majority of the crap is gone we'll let the horses eat and trample the excessive plant life.
I believe my certification is up in 2015 and I do plan on trying for the driving certification as well as maintaining my other two designations. This time I'll have students that will be the right level and won't have to ask friends if they want a free lesson in exchange for my videoing them! Yay!
My current arena is really too small for driving unless I had a small pony or mini. Working with Roxanne and Gypsy this morning gives me a nice little prieview of how it will be to have that extra space to work in and it is SO NICE. Even dodging ground squirrel holes, ruts, bushes, and the occasional bit of garbage.
I am so excited to have an arena my horses won't be living in too. The current 70x85' isn't too bad, but the wedge of wetness (I.e. their favorite pee spot) can cut out a good 10' of that or more at times, especially drying out from the rain. It definitely teaches my students to use space well, but it will be nice to have the space. Nice to not be dodging pee spots. Nice to maybe rid the house of this crazy insurance because we have a business on site.
Yes there will be the added inconvenience of having to walk the horses over there, but really, some facilities have that walk built in just going from the barn to the arena so it isn't really that much of a deal, especially when we get the North gates in which will be about 300' from the corner of our place.
Mom will be turning in the paperwork while we are away and then we can FINALLY move forward, WOOHOO!
