Ooh, I'm so excited. We're getting a second chance on a house and it looks like ours is the best offer. They're not opening it up to new people, and everyone else had FHA loans which the bank does not want to deal with. I hope we hear back tomorrow if our offer is accepted, but if not, we should definitely know by Tuesday.
We went to take another look at the house today and brought Ben's parents with us. Ben got to see the house too this time. It needs work, but I think we can handle it. I'm worried about the home inspection and if it's going to turn up any more problems that aren't obvious. In terms of what we know it will need:
- New heating system
- Shingles on the addition
- Siding on the addition
- Eventually central AC/heat - right now it has baseboard heating and window units.
- Take out the tub from one of the bathrooms and fit it for a washer/dryer.
- A dishwasher in the kitchen, which would require moving the fridge, which would require getting rid of the baseboard heating, which won't happen for quite a while. So in the mean time we'll get a portable dish washer.
- Potentially the upstairs tub is a problem - there is water damage on the floor/ceiling below it but we don't know how bad it is.
- Scrubbing the mold from the ceiling in the bathroom where we're going to take out the tub and put the washer/dryer.
- Potentially removing the wood paneling from the addition and replacing it with drywall
- Potentially removing the wall from the front bedroom to open it up and make one large living room.
- Fencing in the front of the back yard. There's a fence going around most of it already.
- Eventually paving the drive way - right now it's just gravel.
- Adding a step down from the door to the backyard.
And that's all I can think of right now - but as you can tell that's plenty! And not to be too negative about it all, the positives of the house are:
- It's on a culdesac
- It has a huge backyard that doesn't need much work aside from a fence.
- It has room for a master bedroom, an office, a guest room (2 if we don't knock down a wall), plus all the finished attic space.
- The windows are newer
- The fridge and stove are newer
- It has a jet tub!
- The master bedroom can actually fit our bed with some room to spare.
- It has the potential to make a huge living room.
- It has wood floors throughout on the main floor.
- Once we take out the tub from one of the bathrooms it will have 1.5 bathrooms downstairs (good enough for when we have people over), as well as the full bath in the attic (can be used by guests who stay with us).
- And last but not least, we can afford it!
