Ghost-like Bilbo

I'm looking for a fic I read on AO3. I thought I bookmarked it but didn't. It is a modern era fic where Bilbo is the owner of an appartment complex. Gandalf visits him one day and deicdes to curses Bilbo so that he is like a ghost. He can touch and move things, but is invisible, people can't see, hear, or feel him. Lobelia ends up forcing him to be decalred dead so she can get the complex and then Thorin ends up moving in to Bilbo's old appartment. Fíli and Kíli are still little kids and come over to visit a lot. And Bilbo decides he has to take care of them even though he hates Thorin changing his apparetment around. Bilbo was a famous writer too. Thorin keeps thinking Mr Gamgee on the other floor is breaking into his appartment to make him muffins and to clean up, but Fíli tells him that it must be a ghost.

I also think I remember Thorin and Dwalin being cops and as Thorin learns more about the mysterious Bilbo Baggins and his sudden dissapperance, he starts to think that Lobelia the new land-lady killed him so she could get the building.
