Buyer of sis' house still has until next Tuesday to get financing and insurance and complete the home inspection and then the sale is final, except of course for the 'final walkthrough' which is pretty much a technicality.

Anyway, I think we've probably found the house she'll buy...it's in the neighbourhood immediately behind/beside my elementary school...an area you can access by going to the baseball diamond at the very back of the playground and going through the gate at the corner, down the ravine (which as a child seemd a hundred feet deep to me, but in fact is probably about twenty...though it may be slightly more) and then...there you are.  That is the street the house we want is on...you'd just turn to the left and walk five hundred feet and you'd be there.  (Approximately, of course.)

It's a brick house...fairly small (I think it's only 980 sq feet) but the basement isn't counted in the footage and the basement is dry as a bone and wonderfully finished...it's downright pretty down there, really cozy, so you can close to double that space in actual nice living areas.  And the windows aren't the standard tiiiiiiny basement windows you usually see so the daylight is even pretty good.  The windows in the upstairs are awesome, nice and big, even the large one over the sink in the adorable galley kitchen with a butcher-block style countertop.  (I love that kitchen, it is a great design for fast, efficient function).  Good bathroom upstairs and a perfect spot with plumbing almost ready to go in the basement to put a second bathroom.  The floors throughout the house are quite nice.  It has a permanent brick planner running half the length of the house out by the front door, great for flowers every year...and there's a paved driveway that we could put a garage at the end of.

Sadly, no garage existing right now, and sis would have to get a gas furnace in since it's oil right now...but other than those two items I already think that house is pretty great and the three projects we'd need to do to make it awesome are all relatively easy...not necessarily fast but sis and I could probably do all of them ourselves (even building the garage, maybe) with only some advice from papa. :)

I am pretty much hoping she'll decide to go with that house.  But if not, 'sokay, we'll find another...
