My best friend and ex-roomate Evelyn moved back home and is now trying to find someone to take her room here (shes had to keep paying rent even though she doesnt live here because we havn't found anyone to move in). Hey there, a few questions.. (I hope you don't mind that I posted this in your journal, the UCF community doesn't let me post, just the students one, if this bothersome I won't mind if you delete it)

I'm not interested in the apartment (because I'm not moving for a while) but when I finish my AA degree I'll be going to UCF and I will have to move (I live 2 hours away) and I had never heard of Riverwind, but I looked it up after reading this entry. So it looks like this really great place. Do you recommend it for someone who has a lot of choices of other apartments?(Do you think its better?) Is the management slow to fix things? Do their leases only run from August to August unless you sublease? Is there a lot of noise all the time? Any shootings or robberies (I've heard of it, a lot)? How's the parking? Is there a covered parking section? Are they fairly good with roomate matching? Are their club houses and gym and pool open all night? Is there a laundry room in the apartment, or is it like in the clubhouse?

I personally loved riverwind. I think it's one of the best choices in the UCF area. It's not noisy at all. (unless you lived with me, I'm just a loud person) Management is preety quick to fix things as long as it's weekday. yes leases run from Aug til the end of July, I've neve heard of any shootings or robberies in the community we have a seminole county sheriff there in the evenings and alarm system in every apartment. parking is a bitch sometimes. it's not really that bad I just hate walking because im lazy. it all really depends on when you gethome. if u get home at 3am on a thurday night ur not gonna find parking. they have garages available for rent. the roomate mtching is pretty good. i used to have great roomates but i would suggest you find ur own roomate to avoid problems, the clubhouse is open 24 hours. there is a washer and dryer available in every unit. I hope i was some help

One last question (Sorry, don't kill me!) does Riverwind have ant problems? I'm not sure if people were just saying that because they didn't like the management or whatever, but I was just curious. It sounds great so far.

Dont be sorry, I'll help you with whatever you need.

Ive noticed ants at the beginning of every fall semester (ant "season"). Maintenance usually does pest control regularly, but you can always just call maintenance to fumigate the area again(usually the kitchen - sometimes bathrooms) if they dont go away. They go away on their own by early October, though, once it starts getting cooler. But, heres a good rule of thumb with ants (and roaches): Pests like dirty spaces that are humid (especially dirty dishes left for days, or food -especially sugar- left out or improperly stored). So, as long as you are cleaner than your neighbor, they wont be in your apartment (they'll be next door. lol). Also, ants are more common int he 2 buildings that face the "forest".

Its no problem at all. I remembered when I was doing my search for apartments. I drove 4 hours a bunch of times until I had my decision. I only wish I would have been able to just ask people questions. Its no problem at all to help someone out. :)
- I love living here at Riverwind. Its pretty quiet most of the time, and management is all new. They're really good overall. I would recommend Riverwind over others because its a lot smaller (We have a total of 6 buildings as opposed to 20+ of most complexes) and the management gets to KNOW everyone. Usually when you walk in the office to pay rent or something, they'll know you by name, or apartment, or both. I really like that. I also really like the amenities, and I really feel safe here.
- The best thing I think Riverwind has to offer is the maintenace procedure/staff. You can go to the office or call in a request (there are a lot of other apts that you can only make maintenance requests in person) and it is always attended to that exact day or the following (at least in my experience).
- Leases run August to August usually. but theyre almost always looking for people to fill in apartments for subleasing. If you sublease, this is how it works: Say you move in in February. You're lease will run Feb-July at first, and then when August comes around you will be offered the 12 month AUgust to AUgust lease.
- I have never in my 3 years at Riverwind heard of any shootings or robberies (and I would know considering the complex is very small compared to the other housing complexes around here). But if you would like to know for sure, you can call the Seminole County Sheriff's office and find out for sure. There is usually a Courtesy officer patroling the complex, and every night there is a County sheriff parked out front who drives around periodically. And he's really nice (wont give you crap for stupid shit). And since the property is so small it is very unlikely that something out of the norm can go on without SOMEONE noticing.
- The parking can get a bit crazy sometimes, especially if you come home late on a weeknight, when everyone else is home already. There is resident parking all around (they give you a decal), and then theres an overflow/visitors lot. A lot of people have complained about their guests getting towed, but thats because they just changed the rules a year ago. As long as they park in a spot that has "visitor" spraypainted on the floor, they are fine. It ocasionally gets full, but all they'd have to do is talk to the sheriff or the courtsey officer. There is "covered parking". They have a bunch of garages in the visitor lot that you can rent out for a fee (added on to your rent).

- Roommate matching is a big croc. If people arent truthful on their surveys, theres really nothing management can do about getting you the right roommate. But if you were incredibly unhappy, you can switch apartments for a reassignment fee. These are the kinds of things that can be found in any apartment complex.
- For February and most of March, the clubhouse was open only on random nights. But Ive seen it open every night since mid March. (They were changing security companies, so they only open on some nights). The pool is always open, as is the hot tub (which Im warning you know is usually not hot at all, scalding, or has broken jets. lol). And as long as the clubhouse is open, you have access to the game room, computer lab, theatre, and a small selection of DVDs (not sure about the gym - I just know that its pretty crappy. I just use the gym on ampus, its HUGE and best of all free !)
- Every apartment has a washer and dryer (and a dishwasher, microwave, stove, fridge).
- Only other information that I have is that they dont really allow pets. They look the other way as loing as it has "no fur/ no feathers". Or at least the old managment did. People HAVE gotten evicted for having cats and dogs before. And if you do move in here, be VERY VERY specific on your move in report (since the apartment is furnished, they make you fill out a paperstating the condition of every piece of furniture, carpet, etc.). Be very specific. Write down every chip, scratch, etc (if you need to attach an extra sheet of paper, do it) and if need be, take pictures and attach them, too. A lot of people got screwed into paying a lot of cleaning/replacement fees because they would write things like "ok" or give it a number rating. You have to be specific. But that was with the old managment, I havent heard any crazy stories with the new managment.
-And as a heads up, you will here a lot of complaints about the gate never working (We have a gate that lets residents in with a keycard, and visitors have to call in on a box to get "buzzed in") The gate is never working (it seems to attract lighting - this has happened at least 3 times since Ive lived here), so its always completely open at night (and has to stay open all day because the UCF shuttle comes in every half hour). But as a warning, always have your gate card in your car or your wallet, because they fix it without warning sometimes, and then everyone is stuck calling their roomates or just busting throught he gate (thus breaking it again).

Thank you so so much. That was really really helpful. My mother is loving the idea of this (until I get settled with a job, she'll be paying rent) So it sounds like my best option! Plus its close and it still has that shuttle option, which I wasn't so ready to give up to live farther away. Plus I have a brand new car (I was just in an accident, and the lady totalled my car, so her insurance gave me money for a new one) so the garage I think will be a good investment for me to take out. Anyway, enough of that. Reading this made me think of another question (I know, I'm driving everyone crazy with this) but, because the complex is so small, do they fill up quickly? Like would it be in my best interest to move out there during the summer and sublease so I could ensure a spot during the Fall?

When I moved in, I came to tour the property in January (I had a ling weekend), and I made my decision in March. Then theres quite a bit of paperwork (as with most complexes around here) like credit checks, guarantor forms, etc. So, the earlier the better. Whether you move in for summer or fall, just try to let ther office know youre moving in ASAP. After you get the paperwork started and give them your deposit, you're pretty much guaranteed an apartment. The sooner the better, though. And dont hesitate to ask if you have any other questions. I dont mind helping you out at al. It was hard for me too, I lived 4 hours away! I do recommend you come to tour the property, though. It could really help (and its nice to compare to the other complexes, too - we have the largest bedrooms of any that Ive seen around, and queen sized beds - all other complexes have twin, full or dorm sized. :) ).

If you do decide to move in during the summer please let myself or amanda know it would be a great help. And i'll give you a copy of my move in report so you can write EVERYTHING that was wrong with the apartment when we moved in. I wouldnt want you to lose your security deposit. thanks
