The people who are selling the house that I am trying to buy have still not gotten approval from the county to split their lot. At their request, I have asked my attorney to get a draft contract written so they can have their attorney look it over. So he calls me today and says the contract looks like Swiss cheese, metaphorically speaking. It has so many contingencies in place at this point that it doesn't have a whole lot of substance (sale contingent on the lot split approval, the inspections, the appraisal, etc.). He was also concerned about the lack of road frontage on the property. He said he was worried about whether I would be able to get a mortgage with a reasonable interest rate because of that.
I hadn't realized that the property didn't have road frontage when I first applied for the loan. There's a gravel lane that runs from the county road to the house that goes through one or two properties before it gets to mine, which is apparently privately maintained. With my lack of real estate knowledge, it never occurred to me that this might be a problem. I called my mortgage broker and explained the situation to him. He and the lawyer are having a confab about it.
This all makes me kind of sad. It also makes what I was going to write about today kind of empty. One of the things the farm house's current owners are doing to get the house ready for sale (crosses fingers) is to replace the carpet on the stairs to the upstairs floor. I decided that I didn't want carpet on the stairs, and they said they would paint them. I have been tasked with choosing the color of paint. I picked up some paint chips this weekend and have been trying to decide on the right color. I am torn between a warm honey mustard gold, which would hopefully make the house look open and inviting, and a mossy green, which would hopefully look peaceful and inviting. I'm so torn, I woke up in the middle of the night trying to decide.
I guess I'll stop worrying about it until I find out if I can get a loan to buy the stairs in question.
