So, after self medicating with some carbs and taking into consideration Benn's feelings, I have agreed to make an offer on Option 1. Benn likes the deck better than the yard, because he feels that it looks nicer and that he could actually have people over for a barbecue, instead of having a shaggy little yard that smells like dog pee. He's anxious to get a house - ANY house - before we have to pay many months of the elevated rent (keep in mind it's going to be close to 1300 a month come August) and he likes the quiet location and the nicer laminate flooring of this place. He doesn't care about crown molding or yards, he just wants a home that is ours and where we can start our family. And really, he's right.
This place still has a lot of the stuff that got me excited about the first place: two stories, three bedrooms (almost unheard of in Vancouver for this price, and considering that prices have u-turned and are going up as we speak, it may be totally unheard again of within a month or two), new stove. It also has a new fridge (like, the plastic is still on these appliances) and a near-new stacked washer dryer. Access to the complex's pool. Pet friendly.
It also comes with incentives, because it has been on the market for 60 days and the seller is starting to panic: A trust account against assessments, and the seller would cover our maintenance fees for 8 months.
We're meeting with the realtor (Dick's daughter/Jackie's sister, whom we like and whom seems anxious - either because her father told her what happened or because it's just the way she is - to keep in touch with us and make sure we're happy) tonight to discuss how much we would offer (we'd probably low-ball them good) and what subjects we'd want put in. Like, we'd definitely want to make sure that we had a chance to review the electricity bills and repair needs and such, to make sure we can actually afford this place.
So we'll see.
Am I being a moron? If I hadn't seen the other place first, I'd have been over the moon about this place. Benn likes it a lot, and is up for painting the place yellow, if I want, before we move in. Then it'd really feel more like mine.
