Unearned runs?

I've really gotten into scoring and I'm having a blast scoring games. But there's something I just can't get the hang of: how to tell when a run is earned or unearned. The only thing I can definitively say is that when a batter reaches base because of an error, a run scored by him is unearned. I used to think that any run scored after what should have been the third out is also unearned, but I saw something this weekend that made me rethink that. So I've put a few scenarios here and maybe you can help me out. I have a lot more that I'm confused about, but maybe if ya'll can help I can figure them out myself.

There's one out and nobody on. Colligan is hit by a pitch. Raley reaches on an E1, Colligan goes to third. Shofner singles to left field, Colligan scores. Unearned. Why? Is it because he made it all the way to third base on the error? If he had only made it to second and then scored on the single by Shofner, would it still be unearned?

Waters walks. Lytle reaches on a fielder's choice, waters out at second 6-4. 2B makes a bad throw to first and the ball goes past the first baseman, allowing Lytle to advance to second. E4. At this point there should be two outs, right? If first base had caught the ball, the runner would have been out. Land doubles, Lytle advances to third. Faunce flies out to short stop. At this point, the inning should be over, but it's not because of the error. So any runs scored after this point should be unearned. Both Lytle and Land score later, but both runs are counted as earned. Why?
