There was some really annoying back and forth, principally because they didn't expect to get an offer within 3 weeks of listing, so they haven't even started to look for their new house yet and wanted a three month rentback post-closing provision in the contract. We eventually settled on a slightly higher price if they'd be out at closing. This house, being in the next town south from my office, cuts my daily commute by 48 miles, so the premium amount to get them to leave is minimal enough that I'l make it back in mileage within a few months.

It's almost exactly what I was looking for - a small house in excellent condition with a great kitchen, room for a studio, and a yard big enough for a garden. The only flaw is it's a bit dark inside, but part of that is the funky mushroom color in the living room and the dark, heavy drapes. If fixing that doesn't fix the problem, there are several spots I could add windows, which is a relatively inexpensive fix; cheap enough to do out of petty cash, basically. It's in Beacon, NY, which is a very funky artsy town, two blocks off the main drag with all its little boutiques and restaurants, and within walking distance to the Metro-North rail station.
