So close, so very very close...
I have been saving money and working more hours since February. I've been doing this because we are buying a house. ^_^ A home! I'm 23 and I'll own my own home!!!! Well, I guess the loan won't be paid off til I'm 35ish, but let me know how many 35-year-olds you grew up around or know now who are finished paying their first mortgage. I don't know any.
We've been trying really hard to keep it a secret. But I don't see most of you practically ever anyway, so I can share here. We started out wanting it secret mostly because we knew that most people would discourage us from doing it. Which we didn't need influencing us through the already stressful process. We're basically done though! All we need to do now is get the repair plan approved, which basically means getting as cheap labor as possible because FHA 203k loaners don't like the buyer to put sweat equity in, even though that's what it's there for. We're trying to finagle some ways to get the work done for cheap, if not still by us as volunteers under a general contractor.
*squee!* I'm just so antsie. I want to move! It's a bigger place than our apartment. It has two bedrooms, a huge kitchen, and counter space in the bathroom(?!) The neighborhood is great! Well, peaceful at least. It's a small community just outside of Wichita north of 96. Kinda near Maize. I'm pretty stoaked! We aren't doing any hardcore remodeling or anything, just a bit of fixing up. Well alotta fixing up. We're using the EEM loan money to get a full set of appliances including; refrigerator, stove, washer, dryer, deep freeze, and microwave. We are also getting grant money to put more insulation in the attic and update the siding. The 203k is going toward replacing carpet (possible mold problems, practically any government loan requires new carpet installed no matter what.), HVAC (heating and air), patching a couple of walls and ceiling where pipes burst, replacing the burst plumbing, patching the soffit and fascia and re-attaching the gutter, and general inside stuff like paint and faucets. Erick spent a ton of time researching supplies and has found the best deals, so now all we need to do is get a good quote on work we can't do ourselves.
We wanted closing date to be this month, but the repair plan needs to be resubmitted so that the appraisal can be conducted. We've been approved for the loan amount otherwise, so as soon as those two things are finished, we will be able to get the Community Housing Services closing cost/down payment grant money and start the repairs. I just hope everything is done before August, cause I want to move before I find and start a new job.
