Indianapolis Assessments

So at the last assessment of my house I was at $86400 (when I moved in 2003). That’s $16,800 on property and $69,600 on the house.

The 2007 debacle of an assessment, the assessment that was so screwed up that the governor ordered every one to be redone, it’s $92,000 with the property being $16,000 and the house going up to $75,200.

In that time Greg tore out all the shrubs but he did replace with landscaping bricks. The stumps of said shrubs are still in the ground along the alley. It now exposes the fence which is faded and wooden and actually has a few gaps. The gate of it has fallen off the hinges.

I did not get a new roof like all of my neighbours did after the hail storm. I have not painted my house yet and you can tell…a lot. I did get a new front door and a new garage door valued at about $1000 for the 2. I planted some bushes but they all died in the drought. But the value of my house went up by $5,600.

To compare, my neighbor across the street got a brand new roof, brand new gutters and planted some nice bushes. His value went up only $6,000. Hmmm.

So the new assessed value is now $95,800 with $16,800 for the property and $79,000 for the house.

In the time between the 2007 assessment and the reassessment I have cut down a very mature tree leaving the large stump and many of the larger lower trunk portions in unmanageable chunks in the back yard. The bushes have not been replaced but I think maybe 3 of the 8 I planted survived the drought and subsequent flooding. A few of my gutters have blown down over the winter. I still need a new roof and a coat of paint.

But my value went up another $3,800.

I wonder if I don’t get the roof fixed and it caves in if it will go up another $5,000.

I mean…I’m not trying to say there’s a huge sign on my house saying “Ghetto Starts Here!” but I do need to have a lot of work compared to my neighbors and I have a corner lot next to a business.

I’m just glad they didn’t actually come INSIDE! They would have noticed that the bathroom floor they say is vinyl is actually vintage hand laid tile (I’ve heard worth $5K), the new furnace ($6,500), the repaired furnace flue with seal down cap ($500), the newer washer and drier (worth $700 when I bought them) and the paint and wall repair improvements ($500).

This would be great if I could actually sell the house for this much…but this was really for tax purposes. So since 2003 when I bought the place (when my taxes doubled from the previous assessment) my “value” has gone up another 10.88%.

I think the assessor went to IPS (Indianapolis Public Schools) which just celebrated because they were up to a 54% average on the local standardized math and English tests…
