It's pretty sad when you're actually happy to be at work at 5:36 p.m. on a Saturday. It's sadder that the reason I'm happy to be here is because its the first chance I've had to relax (sans my 7 hours of sleep) since I got off work yesterday and learned that we have a week to pack and make our house look fantastic.

What? Huh?

I'm too tired to start from the beginning. Here are the main points.

The house flippers won't buy our house, but they will help us.

We offered it to them for $132,000, and would have listed it with an agent for like $139,000 or so. They will put it up on craigslist and whatever else "for sale by owner" for $136,000. We get $132,000, they get $4,000. For that price, they will help us clean and stage it, as well as take care of all the listing and advertising and showing of it, just like an agent would.

The reason this is the best deal ever? They gurantee it will sell in three weeks. If it does not, then they turn the house back over to us, we list it with an agent. All the consulting and staging and help cleaning is free of charge.

They insist it look as pristine as possible before we list it. You get all your best prospects within the first week of putting it on the market. So we have until next Sunday to pack and clean and do a little painting and some nice staging.

Michelle is coming back at 9 a.m. Monday with her steam cleaner and will clean our carpet for us. That is so awesome. At that time, we have to tell her how much we're willing to spend on making it nice for selling. If it's $0, she'll work with it, but I think we can afford something ... certainly $10 for a can of spray paint to make our pellet stove look nice and new. I don't know what else though. Maybe we'll do like $150-200 ... or something.

The front yard is trashed and that's like the worst thing ever to be your lowpoint, because if you don't have curb appeal, no one will come in. So we have to do a ton of yardwork and damage control in the middle of wet, soggy, freezing January. Blah.

Did I mention I am already exhausted? We have seven boxes packed, but that's just scratching the surface. To make it nice and inviting, we have to get all our crap and clutter OUT. Sigh. It's going to be a very long four weeks.
