It's really a guessing game about which area of memphis is "growing" right now. I would say East Memphis is growing, and probably the area around the new mall in collierville. The question is, will what is a good "growing" place now that will still be good in 20 years. The neighborhood where my parents live went from all white in 1996 to completely thug by 2003. And the houses are pretty expensive...

This whole city will eventually be a ghetto I think. But where I live in East Memphis now, near the paradiso, there are lots of houses for sale and they're all being bought by upper middle class white folks. I dont think there are any non white or trashy white neighbors in the whole neighborhood. I hate to be prejudiced like that, but it seems that whenever the majority of a neighborhood is black it gets that "bad neighborhood" connotation.

It's really bizarre- the neighborhood where my parents live, like I said earlier- is all black families. And the moms and dads of these black families have good jobs and educations (they would have to have decent income to afford the houses out there) but their kids are thugtastic. Cause they think it's cool to be a gangster. Too much BET. These kids have everything they want and more given to them by their parents but yet they wanna sell drugs and join gangs cause they just think that's cool. Really fucked up social culture for black teens right now.

The stock market might be better. If you rent out a house, you have to be able to do repairs on it or be willing to pay someone else an assload more than you should to do them for you.
