My realtor thinks that there is a buyer who wants to make an offer on my condo today.
I haven't heard yet but I am a little nervous that I could get this close and have things not work out.
I did have another offer about a month ago that was an FHA loan, but the terms of the association by-laws prohibit FHA loans with an obscure and indirectly worded phrase about the association purchasing the condo at any time from you, and we had to decline the deal.
This could be the culmination of 6 months of cleaning, de-cluttering, packing, moving and marketing blitzing to get this property to move.
I have to say that the realtor was good but the market has been so awful that even she had a hard time getting people to look at it. I took things into my own hands with a blog page about it, some extra ads I paid for out of my pocket and by watching the home sales shows on HGTV and trying to make my condo even more staged to sell. Oh yea, and I dropped the price 20K. (I know, ouch)
I do think I have a good handle on the advertising aspects of selling a property now, and if anyone is looking to sell a home/condo that has been on the market for a while I am pretty sure my marketing skills can at least double the exposure it is getting now. How many months it takes to sell though is still anyone's guess.
My goal was to cut the time in half that my place would need to sell and since the average for my building has been 12 months, and I'm at 6 now, I may have hit that target.
Now all I need is an actual offer like she said would be coming in today.
Oh, and I sold my heywood wakefield dining set to a very nice Oak Park Jewelry designer via craigslist. We have to go help her and her husband move it out tonight.
Now I just have to sell the sofa and chair set too.
Liquidating your life is an exausting process. Especially for me since it took so long to get things aquired in the first place (because I am too picky about quality and price) and so many years to get settled there happily.
