I had such great plans for Lakeview Manor, but it all went wrong from the start...
First of all, I found myself unable to buy land in Falkreath at all, despite having been a Thane in the hold for so long, I could only remember it by looking into the weapon collection and finding my "badge of office" there. Dengeir, reinstated as Jarl after the Stormcloak victory, and his steward Tekla were completely unhelpful in this regard, even after I used some console magic to set both their relationship rank to maximum.
But wait! There was also whatshisface, the annoying ex-Jarl, and his steward, now sitting in the Blue Palace cellar. Right, Siddgeir! Off to Solitude, then. Maybe he would belatedly sell me some land.
Alas, nope - but after more relationship rank magic, he ordered me to get him some Black-Briar mead. Thankfully, I had a bottle at hand and gave it to him. Maybe that was the missing element? But no, neither the ex- or the current Jarl's steward would breathe a word about buying land afterwards. At this point, I figured I'd give up on the whole thing, went off to do some other stuff elsewhere - and behold, for some mysterious reason, the next time I happened by Falkreath and talked to Tekla, she offered the right dialogue option. I wish I had a clue as to what I did right, but something must have worked.
That wasn't the end of the bugs, though. The next thing I noticed was that the wonderful housecarl Rayya never manifested at all. She still hasn't, and I'm not sure what would help. (Does simply entering her ID and moveto player do the trick?)
And then, after hiring Sven as my steward, I got to keep him for all of ten minutes, after which he wandered off completely. I searched for him in vain in the area, until a helpful courier popped up with a letter of inheritance. Yep, that's right. You can't leave Sven unsupervised in the general area of Lakeview Manor for ten minutes without him wandering off and dying. (Even after I'd helpfully cleared the place of the conjurer, the wolves and the spiders before bringing anybody else in there.) Loading an earlier save and making him follow me for the rest of the day prevented that particular disaster, but he still keeps wandering off, and usually when I need him, I have to bring him back with the mighty moveto player spell.
Then there are the minor bugs, like the glitched weapon racks that won't let me put any weapon in them (stuff will stick to the wall above the rack instead) and the chickens that I bought and built a nice pen for but that failed to appear. I'm seriously at my wits' end with this place. The previous house I built on the same character was Heljarchen Hall, and it has had none of the above problems so far.
ETA: The chickens appeared after a couple of in-game days. Not sure if it's supposed to take that long. Oh well, better late than never.
Has anyone else experienced similar bugs and glitches with Lakeview Manor and how did you fix them? Is this an especially buggy house for more than just me? Should I abandon the place and live someplace else instead?
(Background: I play on a PC, have both Dawnguard and Hearthfire installed, my only mod is Playable and Bashable Instruments, have finished both the civil war and the main quest and destroyed the Dark Brotherhood on the character in question, everyone in both the former and current Jarl's court in Falkreath is alive.)
