My condo is pretty much done. All that is left is closing.
I had a little trouble with the resale certificate. The buyer wants $5k off the purchase price in case there are any future assessments. It kills me that they are demanding (yes, demanding, they weren't willing to negotiate on it) monetary compensation for something that may not even happen. Buyer's market, right? I was willing to go to $3k which is twice what I've had to pay to date. I thought that was reasonable, but I guess not. I wasn't interested in the deal falling apart because of it, though. My agent says he is paying half which is really great of him. He was already giving me $1k because he's helping me sell and buy and gets commission for both, so it's not much more for him. Still, he didn't have to and I'm very grateful. Makes it a lot easier to cope with.
On the future house front, the inspection went well. It needs new exterior paint this summer, along with sanding and caulking. There's also an area from the remodel that (I think) wasn't sealed properly and needs to be redone. I'm not sure I fully understand the problem but I understand "future water penetration" as a result of the problem. ;) There's also some work that needs to be done to the deck (sanding and refinishing), so my dad and B have a project to complete this summer. Aside from the exterior paint, it's all really minor stuff. It will add up, but it's nothing to make me run away screaming. As far as appliances, I should get a new washer and dryer because the ones there are 20+ years old. They work, they're just energy hogs. I wonder long it will take to make up the cost of the new ones with the savings on the electric bill.
Anyway, I'm waiting to hear back on the inspection stuff from the seller. They have 2 days to respond, I believe. There are a couple things I'd really like them to fix (like the hole in the microwave door -- how the F do you puncture the INSIDE of the microwave door anyway??), but I'm not expecting them to approve the $ amount we asked for. It would be awesome if they'd do half, though, considering the estimate I have for exterior paint (and related) is $7k.
Once this step is done, I get to figure out when I'm moving and when everything closes (hopefully by the end of the week). Whee!
I can't wait for this to be done. :D
