i would run a healing retreat center with artist residencies. i could show you the grounds, they are quite lovely.
the frontage road is a bit winding, and when you come up the drive your thought may be "that's all?" but the thing you don't know is, all you're seeing is the administrative offices and clinic, beyond which there are extensive rolling meadows (i know, cheesy) with individual cabins and studios for various types of work. the paths are lined with prarie grasses and flowers, the large common building is where meals are offered and is a silent space. i could go on all day.
