Well, I put off updating cause I was afraid in doing so that I'd become all mopey again, but I got woken up early today for no reason so I figured what the hell, it's early enough in the day to do this and not have to worry about going to bed all emo.  Gotta do the traditional emo once-a-year update, eh?  In actuality I haven't been all too emo

I'm very sorry to hear about your father, I can relate pretty well (I lost my mother in 04 and my father in 07). My dad was a diabetic and that combined with his ongoing grief of losing his wife and best friend of 26 years ended up claiming him. He went downhill, uphill, downhill, and uphill again, and it was certainly a struggle for everyone.

As for title transfer, yeah, it's a pain in the ass. I was fortunate that dad had both our names on his bank accounts, so money wasn't an issue, but I certainly couldn't afford the house (this was back when rates were ~6.5% for someone with good credit) so I worked with one of my uncles to set up an auction. It was a lot easier than trying to find one concrete buyer, and the turnout was amazing. Good luck with getting all the legal stuff squared away, I wasn't done with my stuff until a year after my dad passed away.

What we endure only makes us stronger, and I'm certain both of your parents would be more than proud of your perseverance. But all we can do in these situations is move forward.
