I guess that this is probably a good, safe place to do some of my rants that I probably shouldn't post on a more public forum. My regular blog is public so I try to keep it clean of specifics.
In January 2014 I quit my job at Midland and started a new career where I manage 2 apartment buildings. In February of that year an assistant was hired. This was a friend of Mike's who, at the time, seemed like a good fit for the job. At this stage in everything, we are realizing that he is most definitely not the right fit. He's been more of a hindrance than a help. Below is a rough idea on how many problems we've had:
2014
Feb - Insisted he should have a fireplace in his apartment because we have a fireplace in our apartment. We told him he could use the spare one that was in the utility room but he didn't want it because it was ugly and not what he wanted.
Mar - (1) We let him know there was a fireplace in the building next door that was black and in good condition - he said he didn't want it, he wanted the one in an apartment (that currently had someone living in it - they were moving out in a month or so). (2) I was looking for our container of Clorox wipes - he had it in his apartment. (3) I was looking for our building's vacuum, he had it in his apartment.
Apr - (1) Asked if he was going to a group meeting, he said no because it was at 9am and he only gets out of bed at 10am. (2) I couldn't find our building's vacuum, asked him if he saw it, it was in his apartment.
May - (1) He was helping with the Fibre installs at our building (opening doors to apartments so the installation techs could go in). I let him know they were there, he said they'd have to wait because he was still in bed. (2) On a day I had booked off, he texted me asking me to let our manager into the building because he was still in bed and not dressed (at 9am - the day begins at 8am). (3) We were looking for where the shopping carts went (our tenants use old store's carts to bring groceries up the elevator to their apartments) and he said he hid them because he wanted them hauled away - never asked for permission to do this. (4) He had his vacuum out in the middle of the hallway, was asked to move it so someone didn't take it. (5) Our work binder couldn't be found, it was in his apartment.
Jun - He had said he was going to clean one of the empty apartments, never did.
Jul - Asked what the rules were in the building for noise because his neighbour upstairs had their granddaughter over to visit and she was running around during the day and he wanted it to stop.
Aug - (1) Was past midnight on a Sunday night and he hadn't passed the work phone back, we had been sitting around waiting for him all night. (2) Took the panel cover for the elevator floors because it had fallen off & he wanted to hold onto it in his apartment.
Sep - (1) Said he would clean an apartment, only passed a vacuum through it & mopped, didn't do any other cleaning. (2) Not signing Vacant Logs (every empty apartment has a sheet where you sign to show you were in it - that way if there was any issues they could see when the last person was in to determine time frame of when something may have happened), had to be reminded.
Oct - Said he would clean an apartment, didn't, and when questioned on it said he never agreed to cleaning it (had it confirmed in an email though).
Nov - (1) There was a group meeting scheduled, he said he couldn't make it because he had something else going on but didn't even know about it - even though it was in email and added to the calendar 2 weeks previously (where we all have iPhones or Macs we have a shared calendar for work stuff). (2) New tenant moved above him and on the day they were moving things into the apartment he had gone up and told them they're not to make so much noise (heavy footsteps).
Dec - (1) Bragged on social media of employment perks for the company. (2) He had agreed with us about taking the phone new years eve where we were taking it for the Christmas holidays. On New Years Eve Mike asked him when he was able to come get the phone and he said he never agreed to anything.
2015
Jan - (1) Advised of an apartment being rented & who to, he asked why "the fuck" we were renting to that person (2) He complained about his master key not working in the front door so he was using the buzzer panel code to buzz the door open, I got a replacement master key for him but he refused to trade it because he didn't think it was important & just wanted to keep using the buzzer panel (all the while complaining that some of the buttons stick when trying to enter in the buzzer code to get in). (3) Wanted Degreaser ordered for cleaning supplies when it wasn't needed, he said he used it all the time for cleaning floors which he shouldn't have been doing. (4) Had to tell him to keep his personal laundry supplies out of the utility room. (5) Had to remind him to sign vacant logs when in apartments (twice).
Feb - (1) Advised him that boss said he didn't do his self review yet - he said he's never told these things though it was emailed weeks prior. I told him it was in the inbox, he said he never reads the emails unless they come in when he has the phone. (2) Complained that our maintenance crew was sitting in the front lobby (they were taking a break while waiting for some supplies to be delivered for maintenance work they had to do). Asked if I had even circulated notices about work being done to tenants, which I had.
Mar - (1) Whined because I wouldn't let him do the Fire Alarm checks with our alarm company. He wanted to pull the alarms. (2) Advised an apartment was rented, he wanted to know if they were Asian or Foreign because "foreigners are hard to deal with". (3) He had told boss he was cleaning an apartment after we had started work in there ourselves. Told him to finish it but next time check with us to see if we had already started in it. Told him that we promised the boss it would be ready by Wednesday so he had to have it done in the same time frame. (4) Reminded him to mark his name down on the Vacant Logs whenever he's in an apartment (multiple times). (5) He complained about a stove being too dirty to clean - I forwarded him info on how to best tackle it, including stating to put burner plates in a garbage bag, spraying it with oven cleaner, and placing the bag in the basement or somewhere so it doesn't leak onto the floor. He put the bag on brand new laminate flooring in the bathroom which corroded the flooring. (6) Advised him an apartment was rented and for him to contact tenant about insurance. He never contacted them, and they changed their minds about renting it 2 days later. (7) Was told the apartment he was cleaning had to be finished by the next day so our leasing rep could get pictures of the unit. If he couldn't get it done to let us know so we could go in and finish it. No response given. The next day we went in to take pictures and couldn't because the place wasn't clean & presentable. He told the boss I was being too hard on him and was stressing him out.
Apr - (1) He old off one of the elevator maintenance workers for sitting on top of the elevator while it was in motion. Had to tell him that they know what they're doing and to leave them alone. (2) Had to remind him to send his weekend report to the boss.
May - (1) He and a tenant got into a bit of a spat - he was trying to enforce policies but wouldn't compromise with the tenant or treat him with any respect, he had the door slammed in his face. Advised him that he has to treat tenants with respect in order to get their respect. (2) Had to tell him to move the vast amount of computer supplies out of the utility room and put it in his apartment or storage locker. (3) Had to remind him to sign his name on vacant logs when in apartments. (4) Had to remind him to send his weekend report to the boss.
Jun - (1) He rented an apartment to someone, was told to call them on the weekend (27th/28th) to arrange lease signing date but never called them. He called them the day they were supposed to move in. (2) Complained at 8am about the jackhammer being used out front to fix our walkway - city noise bylaw allows noise after 7am. (3) Had to be reminded again to sign vacant logs while in apartments (3) Had to tell him to stop storing his bicycle in the utility room - he tried to get past this by hanging it on the wall behind the door and hoping I wouldn't see it. (4) Didn't clean around buildings until 4 days into covering our vacation. (5) Had to remind him to send his weekend report to the boss.
Jul - (1) A potential renter emailed in mid-afternoon to arrange a showing while I was on vacation. He messaged me at shortly before 11pm to see what time I could do the showing on the Monday - when I asked why it took him 6 hrs to ask me, he said he was busy all day. (2) Had to be asked to curl up the water hose properly instead of just throwing it on the floor in the utility room to be tripped over. (3) Ignored an email while covering vacation of a tenant asking to add another roommate to their lease. Was emailed on Friday, I had to respond to it on Monday when back from vacation. (4) An application for renting was approved, Mike asked him if he informed the tenant, he responded with "I'm not even going to answer that." (5) Again threw hose on floor in utility room, was asked to pick it up and roll it up properly - instead he just tossed it in a bin. (6) Had to tell him to move his bike out of the utility room. (7) Had to tell him to move his personal vacuum out of the office. (8) While on vacation asked him to pass out notices on Friday. They weren't touched and had to be passed out giving less than a day's notice for work being done in apartments. (9) Didn't clean at all while covering our vacation - said he doesn't get paid to clean (he gets paid for working the days we're off).
Aug - (1) A tenant advised they couldn't pay their rent on time to him, he didn't pass along the info and was almost evicted. He told me not to give him a hard time when I told him that he needs to pass on this kind of information. He was working that day (at his other job) while on call. (2) Bragged on social media of the different employment perks he gets for working for the company. (3) Had to tell him to move his bike out of the utility room & not to do bike repairs in there either. (4) Had to tell him to move his brother's bike out of the utility room. (5) Had to remind him to send his weekend report to the boss. He said he had sent it on Sunday night - he only actually did it 2 min before he sent me a message to me but had deleted it in the Sent Folder so I wouldn't see the time stamp (he was stupid and didn't empty the Deleted Items).
Sep - (1) Advised him what a tenant needs before signing their lease the following day. He said he already discussed it with them, I told him to use the work phone to call tenants. He said they called him - I asked how they got his personal # and he responded saying he gave it to them. (2) While on call one weekend he decided to go horseback riding (approx 2 hrs away from buildings). (3) Had to tell him to move his laundry basket & laundry out of the utility room.
Oct - (1) Had to ask him to move his bike from the utility room. (2) Had to remind him to sign vacant logs while in apartments
Nov - (1) Had to ask him to store his bike in his storage locker and not in the building's utility room. (2) While on call one weekend he wore his other work's company shirt.
Dec - (1) Didn't want to sign Christmas cards that were to be distributed to each apartment. (2) Was annoyed that boss wanted to do a group meeting (was cancelled, she had an emergency appointment to go to), thought it would just be redundant and a waste of time (it was to go over the new issues we had been having with him since September).
2016
Jan - (1) Instead of borrowing work phone to call 2 tenants that had approvals on applications he used his personal phone. (2) Had a lease signing arranged for a Saturday around 10am. We had to get a key cut for the new tenant, had rushed to get it done, to find out that he wasn't showing up until later. When Mike messaged him later to advise he hadn't called yet he said it was because "It's not 2pm yet". In the calendar he just put in a random time instead of an actual time. (3) Was supposed to borrow work phone on the weekend to call a tenant with some information for his lease signing - waited until 6pm Sunday night to get the phone (after being off all day Saturday & all morning Sunday).
Feb - Had used the utility room to paint his home phone (personal phone) one weekend and covered most of the utility room's work bench & neighbouring items (including cleaning supplies, a hood range, 2 vacuums, etc) with blue paint residue. Had to be told to clean it up (twice because all he did the first time was wipe the top of the work bench & nothing else).
