I would recommend you to change the phrase "Я мало пью, не курю" to "Не пью, не курю". I understand the phrase you've written is the exact truth, but this phrase can scare the house owners, because it looks like the person looking for a room is actually an alcoholic, but a very silent one. :)))

Anyway, I have one free room in 2-room's flat. It's 15 minutes from Ugo-Zapadnaya metro station by bus. In this flat already are living two people (husband and wife) from Ukraine, and second room is free.
