It's starting

This day has been sort of win, and eh.

eh. Shoulders still are aching, due to the work load. However, the heat pad helps. I'm starting to work on a 2 hour per day heating which should alievate the problems. Eventually I'm going to see a doctor, and probably chiropractor about it. But it'll have to be after the books are done and I have the doe to do it..

Which leads to that. I got one county's first round done. I now got to go though the mortgage books as well, THEN go to the PVA for their data. After that. Printing... All this BEFORE the end of JUNE!

I almost got my home county done. It's one of the major hubs in this region so there was a lot of properties. Today I got 28 done! The new format is working like a charm. On most deeds I can go though about 1 per 2 or 3 minutes. That means the next two counties will go faster, since I'm getting the bugs worked out. The one I just finished? Boy that was a GOOD one to cut my teeth on, it had all sorts of odd-ball deeds, I haven't seen at all in my home county. Thankfully my mother was there to help me though them.

I just got 2 replies on the books. #1 didn't want one, but the second, takes a monthly book.  Which means at $55 a month that's steady money! They're also interested in my home county's book too! So $55 x2 per month. Cha-ching!!! it's a good idea I'm planning on a "last week of the month" updating" to keep this from being an overwhelming job as it now.

I've been reading up on several appraisal journals, and I think that I'm finally starting to see a light at the end of this stupid problem we got ourselves into. There was one brainless law that came out 10 months ago, that virtually destoryed the appraisal business. Well the U.S. Goverment is working on regulations that will put an end to that law, plus restore fee based independent appraisers (IE: Me, and approximately 45,000) nationwide, ) to getting our full compensation, without the pressure from these middlemen who wrecked the appraisal business! So instead of say $225, or even $200 we'll get $300 and up as an example. Also it'll eliminate BPOs for good. Basically it says, "You want an appraisal? Get an appraisal" not a 'Appraisal lite" and you WILL not cut out appraiser's fees.

The major reason is; experienced appraisers are leaving the field left and right because they can't afford to make a living anymore. You get these kids, and youngn's who's never even done an appraiser and the mistakes skyrocket, and quality pluments. Also you know what the requirements are for a BPO? Got to be a RE sales person - that's IT. Which means anyone with a minimum of training in the RE sales persons field can say "Your house is worth $500,000" and that is gold. However, an experienced appraiser may come back and show numerious problems, and reliable data to show it's worth half that. That's the reason why the bubble collapsed. Bad appraisers was "Inflating values" and that caused a lot of defaults, and foreclosures.

You may not think this affects you, but you one major reason why the economy crashed? The Housing bubble. So everyone should get behind their government and force this though.

Oh one thing in the journal that made me laugh. We had one client who said that "Because of the economy crash, there will be a manditory 25% cut on all appraisal fees. Hence my $250 for a standard house appraisal, will only net me $187.50. Well in the journal, they polled appraisers, and asked "Are you reducing your fees?"  85% said they was digging in, and NOT cutting their costs. Of course, this has lead to less appraisals, but it just justifies what I said. When enough appraisers leave, the remaining ones will monopolize and raise fees, and be able to dictate turn around fees.

We're fighting back! We have too. Our industry IS important, and there HAS to be appraisers.

I think I'm going to make it finally. Still be a rough year - 2 years though but at least now I see the light at the end of the tunnel, not just for the appraisal business but for life in general.

The rut's drying up, and I'm starting to drive out of it :)
