here's another business leader, president of the Durst organization. If you don't know who he is, you will in a little while... he's the guy reshaping new york. not just the skyline... but the innards too


Meet Mister Douglas Durst (not the guy with the birthmark on his head). His dad was the guy who made the "national Debt Clock" in Times Square, and like father like son, Douglas Durst is now wearing his ideals on his sleeve and letting the fruits of his labours walk his talk. This is the guy who built "4 Times Square" the first building in Manhattan to be so green as to have it's own fuel cell generator! He is almost finished building a new green condo named after his daughter Helena (actually at this point no Durst Organization building happens without a green aspect to it). But the real kicker is going to be his hot One Bryant Park


I don't have the actual list of environmental technologies for this one, yet, but its going to make its own energy, clean the air, clean its waste water and more.. all while looking like a big chunk of green crystal in the middle of manhattan. It's a Bank of America building, and they say it's "the worlds most environmentally responsible highrise building." OK i woon't be so lazy, according to their website the building will include the following green techs.

-Higher ceilings and translucent insulating glass in floor-to-ceiling windows permit maximum daylight in interior spaces, optimal views and energy efficiency
-Advanced double-wall technology provides remarkable views in and out of building, while dissipating the sun’s heat
-Pioneering filtered under-floor displacement air ventilation system and floor-by-floor air handling units allow for individual floor control and more even, efficient, and healthy heating and cooling
-Carbon dioxide monitors automatically adjust the amount of fresh air when necessary
-Gray-water system captures and re-uses all rainwater and wastewater, saving millions of gallons of water annually
-Waterless urinals, low-flow fixtures, etc. decrease the use of precious resources
-Thermal storage system at cellar level, produces ice in the evening when electricity rates are lowest to reduce peak daytime demand loads on the city
-Daylight dimming and LED lights reduce electric usage
-Recyclable and renewable building materials (steel, blast furnace, drywall)
-Green roofs reduce urban heat island effect
-State-of-the-art onsite 5.1-megawatt co-generation plant provides a clean, efficient power source for the building’s energy requirements
-95% air filtration
-Anaerobic digester plan converts food waste into electricity (being studied)

Environmental Goals

-First high-rise to strive for U.S. Green Building Council’s Leadership in Energy & Environmental Design “Platinum” designation
-Reduce energy consumption by a minimum of 50%
-Reduce potable water consumption by 50%
-Reduce storm water contribution by 95%
-Utilize 50% recycled material in building construction
-Obtain 50% of building material within 500 miles of site

Collaborators

-The Natural Resources Defense Council (NRDC), which has guided the project in the creation of a net zero-carbon dioxide building and the integration of a co-generation plant into the city infrastructure
-The Rocky Mountain Institute (RMI), which led a charrette on reducing power consumption in the trading and data-center environments
-The New York State Energy Resource Development Authority (NYSERDA), which helped sponsor the RMI charrette and will contribute almost $1 million for energy modeling, engineering and energy saving equipment
-New York State, which through its Green Building Tax Credit, will potentially contribute almost $7 million for the project
-United States Department of Energy (DOE), which is offering training in support of their latest energy modeling software, Energy Plus

....And his influence is resonating. According to this article, "Despite the Dursts' disappointment that Four Times Square was not emulated immediately, Manhattan's high-profile new development projects are now going green. (The Freedom Tower designed for the World Trade Center, new headquarters for both The New York Times and the Hearst Corporation, and Seven World Trade Center all have environmental design elements and LEED aspirations.) Architectural Record gives the Durst Organization much of the credit for this trend. It was the pioneering Four Times Square project, quickly followed by the US Green Building Council's release of LEED and the establishment of environmental guidelines for residential construction in lower Manhattan's Battery Park City, that convinced other developers to follow. According to one developer quoted in Architectural Record, "Before that, we said, 'Why bother?' No one understood green design of what its advantages were. But after Four Times Square, everyone thought, 'We can do that too.'"
