Last night I finished the tinting of my upstairs windows. Man what a pain in the ass. Just because I don't read directions (I pursue them). I missed a critical part that suggested using 2 pieces of tape to separate the thin liner side from the adhesive side. Instead I was using a razor blade to separate the two sides... not fun. But I completely read the directions half way through the job and the directions suggestion was superior. Hopefully this helps to block out some of that heat that gets upstairs. I might have to go into our attic and look at the insulation and see (if we have any) if it needs improving.
Other good news, I checked the orange county property appraisers website and my place is worth about $140,000. And with the work we've put into it so far, I'm sure we could get $145,000 - $150,000. One of the properties in our complex just sold for $150,000 back in july. Considering we've paid $112,000 for it back in May, i'm happy that this investment is seems to be working out.
There are still things I want to do to the place, hardwood floors, possible new carpet upstairs, redo the kitchen/bathroom cabinets and sinks, possible redo the tile in both bathrooms and maybe the kitchen. It's a lot of work, but this is what I would like to do 2-3 years down the road. I have lots of time. We've been there since beginning of May and we've already removed the popcorn ceiling and repainted it, repainted the condo, redone the ground molding downstairs, tinted the windows, installed motion lights to our carport, built shelves in our storage closet, laid sod and mulch and landscaped the courtyard, installed my cascade and pond in the courtyard. So I'm hoping things continue to be steady, and in 2-3 years time, we might be able to sell this place for $180,000. Who knows.
I'm looking at moving the dryer vent and re-installing it to a position where it doesn't breath hot air on our plants and kill them. I"m not sure when that's gonna get done, but it's prolly the next project thats going to get done. The HOA said they'd give me another piece of siding so I don't have two cut out holes showing. I've got the insulation spray foam to seal up the old hole, just need to replace the siding so no one can tell I moved it.
Aiight, well... back to work I suppose.
