Old tenants where pigs

*Sigh*
All i can say is we decided to start from the bottom and work our way up.  Their cat pooped in the basement. And with the water softener not working right, various holes in the foundations, no backfill or window wells. .... lets just say all the poop is squishy.

The main level they broke out 3 windows. Ofcourse there are torn screens. Holes in the walls. How does food get on the ceilings? They took the owners stove!.. But there is a small wood burning stove right there in the kitchen. It has two burners. Pretty cute. I told the owner i can get buy with that for the next 60 days. They ruined the linoleum floor. Holes. I had one for 10 years. Yes it was stratched up from kids and pets, but this looked like their dogs dug and chewed at it.

Black cobwebs everywhere. Even the kitchen counters are thick with dust and dirt and greasy. Did this woman ever clean?

Mini blinds are filthy and broken. Curtain rods are all bent or busted. 3 major holes in the walls upstairs along with 2 more broken windows. The tenant duct taped the tub instead of using caulk. They never told the owner that he lost roof shingles over the winter. 8 year old roof. There is ceiling water damage. The old tenants have an abundance of screws and large nails in the cherry paneling the owner's father milled and installed in the living room dinning room.

trash.. OMG!!!!!!!!! I asked the owner to pay for a dumpster... It is all over the property. Pop cans in the front yard, jugs of used oil, car parts, broken glass, a car..... tires... Found around 5 empty GALLON jugs of Captain Morgans in the garage. 2 overturned old kitchen tables rotting in the back yard. The tenants talked about how much they worked on the lawn.   RIIIIIIIIGHT Maybe you mowed it alot but you mowed nothing but dandelions and burdock ( and pop cans).  I personally dont have issue with dandelions, but dont talk about how  much work you did with it. Ive seen better grass, less dandelions and less trash along our freeways!  There are a few dead trees we will have to take down at some point as well. Plenty to do to keep us out of trouble.

Cool thing was we got to see the owners wood and metal working shop. Lathes bigger than hubby, drill presses planers etc. All run off one motor with belts driving the other machines. Even an old 1950's pin up poster. It was incredible! He is going to try and clean things up a bit. Sort through his Dad's stuff. Maybe we will get the use of the front workshop for hubbys workshop. I dunno. That is a conversation between those two. They seem to have hit it off right away. Must be the whole wood working thing. They bonded i guess.

The poor owner was telling us of his childhood memories and just kind of a sickly green in the face as he was viewing what damages where done.

I was not pleased as well.  What right do tenants have to trash property that is not their own. I have heard so many times from people "oh give us a chance, we will take care of it" and they  leave the properties in a heap of abuse adn trash. 24 years i delt with these kind of people. I don't get it.  Someone opens their doors to let you live in their properties and you trash it. No accountability or sense of pride I am guessing.

Well the owner is going to let us start up right away and is letting us off the hook on rent until August. Gotta like that! He is going to redo the hardwood floors professionally, fix the ceiling water damaged ceilings and roof shingles, window wells and a pile o dirt. He is going to pay for all the supplies i need to bring the property up to his Mom's expectations. May even get a new bathtub out of the deal, and will provide for us a stove, washer and dryer, and a kitten. Yes a kitten.... Country living... house needs a cat.... I guess he has plenty of those.

What will he get from us. Lots of muscle and sweat, people who actually care and want a nice place to be proud of. Someone who wont damage his property and will inform him of problems. Oh..... and rent.
