I am paying a really close attention to this area, and not just from the Real Estate Sales perspective. As we all know, one of the major amenities of the area - Etobicoke Olympium Complex, located in the Centennial Park was closed for the renovations until summer of 2014. here. Well, sales are up, new shops and stores are being build, looks like this will be another area turning from high demand to super-high demand.
W08 of Toronto includes the following 7 communities: Princess-Rosethorn, Markland Wood, Kingsway South, Islington City Center, Etobicoke West Mall, Eringate-Centenial, Edenbridge - Humber Valley.

As we can see inventory MOST types of homes decreased, while the sales increased and the prices increased. I was not able to do an adequate analysis for the Townhouses and Condo Townhouses as the sales for 2012 September were not sufficient. The sales for the area are pretty consistent with the overall picture we see for Toronto and GTA. Definitely the closure of the pool had no adverse impact on the Real Estate Market. But we could also see that the sales did not increase drastically compared to the other areas. It appears that the home buyers did not catch up with the idea yet - next year Etobicoke Olympium will be turned into an Olympic Level facility and one of the biggest tourist attractions in Toronto. And this is setting aside the fact, that if you have children - you can just walk them into sports - diving, swimming, tennis, rhythmic gymnastics, water polo, martial arts and many more. My readers are at advantage - call while inventories last :)
