Could you go ahead and buy a house all on your own, without hiring a Realtor? - Sure thing you can! There are tons of "How to" articles in the internet and "How to" videos on Youtube.
Can you do your own eye-surgery? - Sure thing! All of the above applies.
But is it worth all the time and aggravation? Lets see...
1. Licensing process - to trade Real Estate you need a license. You also need to be a member of provincial and regional boards and associations. This means pre-qualification - to get through the process you have to be worth your license.
2. Police Record Check - yes, you have to have clear Criminal Record to get your license. Would this make you feel safer - it sure would, you need to know who is accompanying you to showings or driving you around the town.
3. Education - yes, your Realtor had to take a bunch of courses, followed by a bunch of tests and exams, to learn everything from how to determine that the house was used for grow operations to how to word your offer to get you the best result possible.
4. Insurance - shall things go sideways, all you have is your paycheck or credit card your Realtor has Error and Omissions insurance.
5. Access to information - yes, there is tons of helpful info on Realtor.ca, but this is not all you might need to know to make the right decision. Your Realtor will have other sources of information and will warn you on time shall there be smth that might potentially harm your interests.
6. Connection to other professionals - there is a whole lot of people you need before you close - lawyer, mortgage broker, home inspector, etc - your Realtor will gladly provide you with lists to choose from
7. Viewing properties - many sellers won’t even let you in to see the house if you are not accompanied by a Realtor. Realtor is their guarantee for the house safety
8. Walking you through the process - there are always those moments, like the one in “Finding Nemo” - Now what? Your Realtor will be there to answer.
9. Power of Negotiation - power and art, not all human beings can boast of having the gift of persuasion, a gut feeling telling you where to push more and where to stop.
10. Your Agent - Your Bond - Your James Bond, person empowered to act in your best interest, dedicating his time, expertise and experience to ensure your satisfaction.
