Exclusive Listing vs. Open MLS Listing

When homeowners decides to list their property for sale, they want it sold fast and for the top dollar and this usually means telling the whole world about the home offered for sale. MLS (Multiple Listing Service) is one of the best tools to "spread the word". However, certain sellers for certain reasons might still be willing to employ exclusive listing and stay out of MLS and subsequently out of Realtor.ca.




Why would someone choose to go exclusive?

1. Seller wishes to keep the marketing process tightly controlled and confidential.

2. Property offered for sale is very high and marketing period is expected to be prolonged.

3. Property is very unique and the pool of potential buyers is very limited

4. Stigmatized properties - properties that have no physical defect, but might be recognized by certain buyers as less desirable.

5. Seller wishes to save on commissions by skipping the buyer representative.
