As expected, there are some things that definitely need to be fixed. Most notably, the boiler (which our agent is almost positive the bank will have to fix before the sale can be finalized), and windows, as well as the eventual addition of gutters to minimize seepage in the basement. The inspector recommended the replacement of the water heater which is fine by me--I want to get one of the tankless types anyway.
Things that need "immediate" attention (before next winter):
-*Repair/replace the boiler
-*Bore out the floor drain in the basement (I didn't even realize there was one down there because it is entirely filled with crap)
-Replace the radiator in the master bedroom (there isn't one right now--why they pulled it out is a mystery to me)
-Replace the windows in the living room and master bedroom (but keep the original woodwork, if financially possible)
-Remove the bird nest from the roof vent and replace said vent
-Get a plumber in there to fix the water pressure (there is none)
*things that may be fixed before the sale can proceed
Things I'd like to fix up/repair within the next year:
-Paint the kitchen, living room, and bedrooms
-Fence in what little of the backyard there is
-Install a tankless water heater
-Replace hardware on the kitchen cabinets
-Install gutters (may have this done with the windows, just for sake of ease. Depends on cost)
-Fix retaining wall in the front yard (this may have to be done by the city. We'll have to research it)
-After retaining wall is repaired, install a trellis with flowering vines
Things that I want to do within the next three years:
-Put on vinyl siding (I have never painted an exterior, and certainly don't want to do it every year)
-Re-open the window in the bathroom (they put a bath fitting in OVER the window, and left the window in place, rather than filling it in. There is a window visible from the exterior of the house. RETARDED!)
Ahhh...the joys of homeownership.
