post-inspection

Only one real "ouch" was found in the inspection. We need a new roof. It'll have to be re-roofed, and all the skylights will have to be replaced at that time. Seems that was never put together correctly from the start. But that'll take care of the leaks and will make the house even more energy efficient. They also found a couple of small easy to fix spots of dry rot. Other than that, nothing else we didnt' already know about.

The furnace is ultra efficient. In five minutes it heated the house all toasty, even with the front door open. The inspector also said the walls are thicker than usual (6" thick) and filled with extra good insulation. The floor supports are all steel. He says in all likelyhood, my cooking will keep the house well heated.

The shed has extra tiles in it, has a really nice work area, has a good storage area, has some of the lighting fixtures, and has the baseboards. Good space for my projects.

So all in all, I'm quite satisfied. Needless to say, the $3500 or so to replace the roof is not going to be fun, but it won't be too bad.
