Well, remodeling the kitchen is pretty big (at least 10 grand), but we're not doing that right away, and like I mentioned, we were going to remodel the kitchen in the short-sale house anyways... so even though the job itself is a big deal and expensive, we had already planned on doing it. So, not much of an issue. It would have been nice though if we didn't have to remodel a kitchen at all... buuuuut... oh well. :-P
And not having a fence in the backyard IS a big issue for us (it's been known to be a bit of a deal breaker when house hunting). When we realized there was no fence in the backyard, it did initially put a big damper on the house for me. Installing a fence is a lot of money... and we need a fence with our dog, Artemis (who likes to run off). *but*, since there's that huge tree in the backyard, until we get that fence, Artemis can be tied to the tree when she's outside. Not ideal, but it'll work for the time being.
The floor thing, not a major deal, but will be somewhat costly. Especially since we NEED that floor replaced before we move in. We'll put new temporary carpet in there (we're looking at some environmentally friendly carpet that's made from recycled water bottles). Once we build up some funds, we will keep the carpet in the bedrooms, but we will be replacing the hallway, and living/dining areas with some kind of environmentally friendly wood or cork. Ideally, I'd go for bamboo, but that's pricey... we are also looking into engineered wood.
And of course, no matter which house we would have gotten, we'll be eventually installing solar panels and a compost bin in the yard. Ideally a garden as well... hopefully we can keep up with that... Gwydd and I tend to have black thumbs, lol. I can kill a plant just by looking at it, haha.
So there ARE a few big issues with the house, but nothing we're not willing to work on, or live with until we can change it. :-)
