I'm currently looking to fill an empty bedroom in my house with a paying room mate. I have an ad on Craigslist and have gotten a few responses.

The thing is, I want to rent the room to someone who is not going to be trouble to live with. The person I threw out was a little creepy, and more saliently was late with the rent 5 times in the 5 months he was here (that's every time, for those keeping track at home).

Part of what I do to make sure I'm not wasting my time talking to you is that the discussion of when would you like to come see my place all happens before I tell you the address. This way if you stop responding to my emails before we've finalized the date and time you will come, I'm not left wondering if I should wait for you or what. I've had too many experiences like this:

"Would you like to come see the place? I'm free all day tomorrow."
"Sure!"
"My address is XXXX. What time should I expect you?"
...
"Haven't heard back from you...how is 10am?"
...
"Are you still planning on coming by tomorrow? What time?"
...
"I came by your house around Noon, but no one was home. I thought we were meeting today?"

I need the rent money. But I need to know that you're not a flake and will pay me the rent money every month.
