Whew. What a day. We finally got some offers. One a lot higher than the other... 45k above asking! Whoa.

Went through a lot of bullshit with the realtor. Ugh ugh why is everyone an asshole :( the buyer did not want a buyers agent. So therefore it makes sense that we shouldnt have to pay the buyers agent commission of 2.5%. But she says well no we still have to pay the full 3.5% but now it's all going to her. She says she talked the buyers up 15k because she made a deal with the buyer to list their future property for a discount. So if we didn't pay the 2.5% then the deal would be 15k lower.

It's hard to explain why that is total bullshit, but she obviously thought she was dealing with someone who wouldn't understand.

We told her from the start that we did NOT want dual agency. Because it's a conflict of interest when the agent represents both sides, seller and buyer. But by her making this deal (without talking to us about it) for a future listing with the buyer, it is clearly a conflict of interest and unethical. She should also completely waive the 2.5 commission because she will have to do zero extra work, its total total bullshit and all she kept saying was there's a (tiny) clause in the contract you signed saying we get the full 3.5. Whatever, I call bullshit. And I did and the conversation was not very nice. She got heated and defensive, said things like "you have a problem trusting people" and "youre going to regret this" haha.

Sorry not sorry I'm not just going to roll over and let you fuck me lady without saying something sorry I know what's what and will tell you so.

I kept it together and did well on the phone but cried when I hung up. Why do people always let me down? Maybe I just have too high standards. I think that's it.

I called another realtor who we used to buy this house, I really trust her but she wasn't available to sell our house unfortunately. Luckily she answered and confirmed that I was 100% right and she was a fool who didn't understand the real estate business is all customer satisfaction and referrals.

So anyway, basically we are stuck with her because you can't really walk away from a contract, she would get the commission no matter what. We just know we can't trust her as far as we can throw her now.

So we signed the offer tonight, after talking the realtor down to 2% and at the end of the day (if all goes well) we just made a shit load of money.

Trying to just focus on this positive and block the negative out now. Ugh ugh ugh I mean YAY
