Loans from the bathrooms/flooring and insulation are all on schedule to be paid off by the end of June. If I am smart, and very careful, I should be able to save up enough cash to do the following projects by the end of the year:
1)Remodel basement bathroom
-new stand-up shower, tiled, with door
-new stone jacuzzi tub
-finished ceiling (fuck you, ceiling tiles!)
-fogged window facing the backyard
-new vanity, to include linen cabinet
-new tile floor, possibly extending up walls to chair-molding height
-new fixtures (vanity light, towel bar, toilet paper holder, and possible mirror, or at least a frame for the mirror that's currently down there)
-new paint
I expect this will cost around $5-6k.
2a) Replaceme interior doors for entire house
-x3 louvered basement doors, for the utility room and storage rooms (already got 2 as a Christmas present - thanks mom!)
-x3 2-panelled basement doors for the bathroom, bedroom, and studio
-x7 6-panelled upstairs doors for bedrooms/bathroom/closets/stairwell
I expect these doors to run approx. $100/piece, plus cost of stain
2b) Replacement exterior door for basement, which is in the utility room. Current door is barred shut because the frame is broken, preventing it from latching. Also, it is literally peeling apart. To include storm/screen door to increase ventilation in this room.
Maybe $300-450 for both doors? I haven't researched this yet
3) Tankless hot water heater
I'm planning to wait until the hot water heater we have now is actually in need of replacement, but let's face it - with 5 people in the house, we use a lot of hot water, and I'd like to take a shower that is longer than 7 minutes on occasion.
This is a total luxury and will cost $3-3.5k. So... not a priority, but it would be nice.
Ultimately, I want to completely overhaul our HVAC system, since it is old and not very efficient. We have 1 A/C unit but 2 furnaces, because there are separate heating systems for the upstairs and basement. I have no clue how to go about improving upon this system beyond just upgrading the equipment, but I'm sure it will cost several thousand dollars, and therefore, is not really a priority.
I have many plans for my little house. If we are lucky and maintain 3 roommates for a while then we will be able to save up for a lot of really cool projects. I just have to be super smart about it. There is a build/remodel/landscape expo at the Atl Expo Center this weekend, and I have a few free tickets for it that I picked up at work, so I'm hoping to go to that and get some good ideas. [let me know if you'd be interested in joining us =)]
Future plans:
*Repave driveway/add garage door to carport if possible (this may not be feasible due to the slight angle of the driveway as it leads away from the carport)
*Reface kitchen cabinets/add on additional cabinets above and beneath the countertop extension, ending just before the window/remove cabinet above stove to allow for built-in microwave/possibly replace dishwasher
*Bookshelf in basement hallway, with secret door leading to secret room (you know that shit's tight)
*Replace flooring throughout basement
*Add crown molding everywhere that currently lacks it (it's totally pointless, but I just think it looks so classy!)
