When he started things up with her, it seemed a little out of left field but I thought maybe he was just being lazy (she's a girl and she's right there in front of him so not much work necessary). But seeing his end game, I think he saw an opportunity that dovetailed with his endgame so he took it.
I don't really care about Penny one way or another since we've barely had a chance to know her, but I do feel bad that she's in so many shitty positions (her bosses suck, her husband sucks, her sister is an addict, and now she's getting set up by J). But I also want to shake her and tell her to look at J's actions instead of listening to his words. He might have finally said he loves her, but he also left the apartment as soon as they finished having sex.
I did laugh when he tried to butter her up with lunch before asking her to do something totally illegal. I mean, great that a millionaire was kind enough to spring for the extra avocado on your tacos before asking you to change notarized legal documents.
I agree that her addict sister affected how J felt about Penny and the whole situation.
