A while back I spoke about being on a waiting list for condos for RADO. I decided to opt out of that since I've been on the waiting list for 8 months and haven't heard much. I doubt it will be built anytime soon, since I don't think the units are filling up at all. So, since I was on vacation, I decided to ask John O'Malley (the friend who sold my house for me) to be my agent in finding a house. Each house I looked at needed way too much work, and I'm just not a fix up kind of guy. So we started looking at condos. And my reactions when seeing them was much better. I think I'm much more of a small space type of guy. We looked at a bunch of condos and I had a favorite one that was near Avondale.
On Saturday, John showed me a condo on Oak street, which is just a few blocks from my current apartment. I LOVE the area that my apartment is in, since I can walk to Five Point and it's in a nicer area of Riverside. So when John showed me the location of this building, I was excited. When I went inside, I was even more excited. The floorplan was perfect. One bedroom, but the living space was big and it had a cute sunroom with lots of windows that faced the sidewalk. It's all hardwood flooring (which was a must for me) except for the bedroom, which has burberry carpet. I wanted carpet in the bedroom for those cold nights, so this is perfect. This was the first condo I went to where I didn't think "I'm gonna have to renovate that" when I saw either the bathroom or the kitchen. This kitchen had open space and nice cabinets. The bathroom was nice and clean and had nice cabinets.
The girl who is selling it has taken really good care of it. The paint she picked is perfect, as I wanted a different color palette that I had at my house. My house had more bold and dramatic colors, and this one is more airy and light. When I looked at the place, I actually didn't want to change the colors. So, I went and put in an offer on Sunday. The seller counter-offered on Monday, and I took it. I signed the paperwork yesterday, and we'll be closing in 60 days (the seller needed more time to move). I'm so excited. I know I could have kept going back and forth with counter-offering, but I didn't really want to have it all blow up in my face and lose out on it. The counter-offer was only a thousand over what I said my limit would be, so I didn't mind
