Well things were going great for me today.  I was finally seeing the end of the tunnel on prepping the condo to be put on the market:

1. All the repainting in the condo is done except for one small area in my bedroom that will be painted tomorrow.
2. All the carpets had been final vacuumed in preperation for the carpet cleaners.
3. I am going to be getting the final cleaning of the tile floors, bathrooms, and kitchen done tomorrow afternoon.

I was in a great mood and starting to feel the stress leave me.    Then I went to drop off the spare keys at my realtors (Crowne Realty) and give them the go ahead to schedule the 'professional cleanings' so that it could be listed as having been done.

That was when I got the 'carpet' literally yanked out from underneath me.  I was told that almost all the carpeting, including the pad, is going to have to be replaced and that I had no leveraging room in my price in order to pay for it.  The realtors are going to get me a quote from a guy they use a lot for the new carpeting.   The worst part about it was that the carpets and pad were maybe a month old when I bought the condo in July of 2005.

The realtor re-ran the numbers and I have to sell the condo for at least $158,000 in order to break even after paying off the mortages, taxes, and all the expenses associated with selling it.  The best Listing price I could get for it is $164,000.

Now I just have to figure out how I going to get the money to pay for all this.
