I want to send them cupcakes!

So we went to see a potential house this week. Twice. It was the one I was gushing about in my last post. We loved it and are putting an offer in on it next week.

I am totally worried that we won't get it simply because it is a damn nice house. It's a 2 floor, 3br, 2 bathroom in South Osborne and it just seems too good to be true. At least in our price range. So we have armed ourself with an awesome realtor and a 17% downpayment. I am also considering sending the seller some cupcakes to.. Er.. Seal the deal. ;p

Since it is a sellers market and has been for a while now, we can't even ask for an inspection contingency since our offer will pretty much be rejected off the hop. If there are multiple offers on a house, sellers seem to reject those kinds of contingencies. We are taking a huge risk in not getting an inspection on a 100 year old house, which is kind of nerve wracking but we did go through the place with my dad who had a lot of reno and real estate experience (my dad has a handful of rental properties in the area) additionally, since my step dad owns one of my city's top home building companies, we also have a plethora of trades at our fingertips. This makes it a little better.

And so, we play the waiting game and try not to get our hopes up. While this is the most perfectest house evar, it may not be *our* house. Heck our house may be just around the corner and won't be on the market for another 6 months. You just never know, and that seems to be half the fun of house hunting!
