How much to ask for a lease buy-out?

I've lived in a 7-1/2 in Mile End for 6 years. My place has a garden, parking space, and tons of covered outdoor storage, and my rent is $1330. There are 3 of us living here, and we have 2 home offices.
My landlord wants me to move out so he can sell the building with the apartment empty, and he wants me to come up with a figure that would make it worth it for me to move out. He is also threatening to make things very difficult for me if I refuse. I imagine I would win any case he tried at the Regie, but I've been through that before at a previous place and it ruined my life for 2 years (and in the end I was repossessed anyway).
If I move, I doubt I could find a place like this in this neighbourhood, and if I did, I'd be lucky to be paying less than $500 more per month. I'm not sure I could even afford to rent a smaller apartment at the going rates here, and I'd have to get rid of a lot of my possessions.
I have no idea how to value this monetarily. How much would it be worth for me to move? Does anyone else know of a similar situation in which someone has gotten a buy-out they were happy with? How much was it?
