question regarding my lease, for lack of better phrasing.

i have quite the sticky/undesirable situation on my hands here, and i'll do my best to explain it as quickly and clearly as possible...

recently, last month, my fiance and i made the decision to leave montreal, as our lease is up july 1st and neither one of us were accepted to school here... disappointing, but whatever. we're happy to moving back home. ANYWAYS.
we told our landlord in the first week of may that we do not intend on renewing our lease. he informed us that we were supposed to give a three month notice (we did not know this, as in ontario it is 30 days and i guess we were dumb in assuming it would be the same here) but he didn't seem to mind or be mad; basically he understands our situation and we offered to help him find someone suitable to live here after we move. we are moving june 14th due to my father's schedule. we have held several showings, had many applications filled out and my landlord has held a few showings of his own. my one concern is this;

if somebody hasn't signed a lease by the time our lease is up (july 1st), what happens? he told us that we would be responsible for three months rent but i haven't been able to find anything on the Regie's site stating so.
he also doesn't seem to be too concerned/in a rush to get a lease signed.... he has not called any applicants back for an interview of any sort, and most were seemingly fit applicants. by now, many of them have probably already found other places...
we live in a 4-plex where he and his family live and he rents out two units; one to us and one to another lady upstairs (if that helps).

basically, i'm concerned he's somehow going to screw us over and wind up getting a lot of money (that we don't have) from us and is purposely not taking action on getting a lease signed. moving day is getting closer and closer and everytime we confront him about it, he tells us not to worry and keep doing what we're doing.
i'm confused and stressed out by all of this and just want to know my rights/what will happen.
