aaargh this house-hunting thing is so frustrating!  Right now we've found 2 houses that we're interested in enough to actually buy, but they both have sort of...issues.  One is a decent house, for an okay price, except it only has 1 bathroom.  Plus there's the option to buy additional 3 or even 11 acres from the same seller, only they're asking way way more per acre than seems right.  Like Jimmy found appraisal records and in 2007 the house +11 acres appraised for less than $150K total.  Now they're asking like $260K for the same thing.  That seem right to you?

Anyway we're gonna ask our realtor about that.  I don't like this realtor much either :(.  We've talked to 2 other realtors, but now it looks like we gotta stick with this other one since if we use someone from her company, we get a discount on closing costs with our credit union.  But she's kinda...it's hard to put my finger on it.  She seems just a little eager to justify prices that seem overhigh to me.  And she's not really consistent with her estimates.  One day she's like "yeah I sold property for $5000/acre around here last year" then later she's like "well $10000/acre is about right".  And then when we're like "but $43000 for these 3 acres?" she just kinda says...nothing.

So the other house is a bank-owned foreclosure, and I really like the property and the way the house is situated and everything, only there are several (mainly cosmetic) problems with it that we know about, and potentially more that will only be discovered after a professional has been paid to check it out.  And we have a decent amount of cash to pay to get stuff fixed...but only to a point.  It gets a little crazy when you start thinking well...there's something wrong with the septic system that could cost anywhere between $500-20000.  There's a good chance it's on the lower end, but still...eep!  But I really like that house :(.  But not if it's gonna turn into some stinkin money pit!  But still....I could redo it and make it all cute and stuff...and have a stone facade and cedar posts and tile floors and granite countertops and chickens and cows and horses and a happy little tire swing... :P  okay maybe not quite.  /end redneck fantasy

Okay I'm gonna go try to find something to obsess about until Jimmy gets off work and I can ask him if he emailed the realtor about stuff.
