So, as I may have mentioned, or maybe didn't, the sellers have agreed to everything we've asked for and more. We gave a list of four things we'd like done after the inspection last week. The service call to the Rain Soft system has been done and it should be a-ok now.

They've had an HVAC service technician come out to take a look at our concerns there and because of his high estimate on repairs coupled with an inability to give a guarantee on the work and/or the units (possibly due to their age), they've decided to just replace them. I'm not sure if that includes both the all-in-one unit for the downstairs and also the stand-alone A/C unit for the upstairs or if it's just the all-in-one. Either way, it clears about a $3000 potential problem off of our plate. Before, we were just hoping they'd die in the next year and be covered by the home warranty, but this is much better! Even if only one is replaced.

Aside from that, the garage repair man is working on that now and it should all be done soon. I'm also going out there in about an hour to meet with a carpenter and the selling realtor to get estimates on the repairs to the rotting on the windows. While we're out there, we'll be measuring the upstairs for new carpet and I picked up a full color sample from a paint store earlier so we can start thinking about that stuff. These people couldn't be easier to deal with. No negotiations and they've gone well above and beyond what we've asked for. Quite a refreshing change from the last ordeal.
