Update
So… unrelated to how I'm feeling, I didn't get the house I was trying to buy. The offer that was accepted was paying a higher price and 40% down. I don't have 250k in cash to throw at a house, so I wasn't able to beat that. It sucks, because that place would have been great for me. There is still a chance that the deal won't go through, but that's not likely to happen. or it will happen and then there won't be enough time to do anything about it.
So back to looking… My coworker said that she has put an offer on several places and all lost out to someone with all cash. Thanks alot "investors" that are just buying up all the properties.
