Okay, so forget the fixer-upper in Richmond Heights. We asked two of our friends from church Donna and Phil to come look at our finalists. He is an experienced contractor, and they have rehabbed properties in the past, so even his informal inspection is worth listening to.
His verdict: the property is worth the value of the lot, and the house would have to be gutted.
Dang. We liked that one.
But he gave the thumbs up on the Olivette house. The asking price is a bit high, considering there's no basement, and we would have to insulate the walls and probably the attic, but it's in great shape.
We saw another house in Kirkwood on Saturday, though and fell in love! Two-car garage, a full (albeit unfinished) basement, and a good sized yard, enough living- and storage-space (for us and our house guest), open floor plan, updated kitchen, nice neighborhood (we met a couple of the neighbors while we were looking at the house), a location that is convenient enough for both of us... So we made an offer today!
It is a foreclosure, and there are a couple of known repair issues beyond the minor cosmetic problems, but we were planing to get a professional inspection done, regardless. Also, because banks are notoriously slow to respond to offers, we don't expect to move anytime soon (and there might still be negotiation). But still, it's exciting!
