"Appreciate it" in English

I've been noticing more and more that a lot of people that I talk to (especially strangers, rather than acquaintances/friends) will say "appreciate it" to me when I'm expecting to hear "thank you". Does this happen to anyone else? And where did it come from?

For context, I'm a university student (21 years old) in the largest town in a rural area in North Idaho, I've lived my whole life in the PNW, and I have only noticed this when I'm talking to other people my age. I don't leave the area for long enough stretches to know if I've heard this anywhere else.
