If you guys haven't read the Fablehaven series by Branden Mull yet, you need to. They're real page-turners, very inventive, and have been on the NYTimes Best Seller list.
The basic plot outline is that Kendra and Seth go to visit their grandparents, and learn that the grandparents are caretakers of a magical preserve. Seth is a rule-breaker and Kendra is a smarty, so they start discovering things left and right.
There's three books out now, with a fourth on the way. I can't say enough about them!
