House Hunting Kill...

So, a few months ago, I saw a house that was for sale. It was foreclosed upon in a nice neighborhood. In a neighborhood that sells in the mid 100k, the house was being sold for 75k.

That got me thinking. And that got me looking...

A few weeks later, I noticed the house was no longer for sale. A little bummed, I blamed myself for not taking the initiative. I noticed another house that was foreclosed, sold, renovated, and on the market once again. This time, I took matters into my own hands.

I went to a mortgage broker, the same one that Amy went to, and whom Rob and Terry dealt with. We sat down, looked over all of my information, and crunched the numbers. By the end of the meeting, I was pre-approved. Then, the house hunting started.

I went to see the house that I first noticed, and instantly loved it. Yes, in my price range there is going to be give and take, and it had its drawbacks. Sure, it has no air conditioning, but the kitchen and bathroom were all renovated and was done very well. With that, I went on the hunt and walked through a number of other homes, approximately 15 in all. They all had their downsides, and many had positives.

At the end of last week, after looking at the last house, I had it narrowed down. Then, over the weekend, the house that started it all, the one that I always came back to, I decided was the one for me. Tuesday morning I put in an offer. Today, it was counter-offered. Here are the particulars:

Originally Listed - 79,418
Currently Listed - 77,400
Offered (Monday) - 72,500
Counter-Offered (Tuesday) - 75,000

So... I signed the papers. I accepted the counter-offer. That's right, Sam is going to be a homeowner!!!

Now, its going to be a process. In the offer we aren't closing until August. Yes, I know, 2 months. There are a few reasons. First, I need to save. I have cut back to THE bare minimum, throwing EVERYTHING into savings. I have about 3,000 I need to save up for the downpayment and all the fun things like insurance, last months rent and inspection. Now, I could have let the house go, and hope that it dropped in price, and when I was ready, offer then. However, the fact that I compared EVERY house to that house, and I had to go see it three times, I didnt want to risk losing it.

And, yes, I know a LOT of people know how I have very sensitive sweat glands, and I am buying a house without air conditioning. Here is my thoughts. I will have portable air conditioners in the living room and bedroom for now. I will be moving in at the beginning of fall, so it shouldnt be a big deal. Next year, when I get my tax return back and the 8k in stimulus, I will have new electric heating/air installed. I do have my shit together and have things planned, I promise.

So, now... What am I feeling... Terrified! Excited! Successful! Nervous!
